1、 审批及有关费用
（1）装修商经商城部审查装修资质和工商营业执照后向物业部提交装修计划和图纸，得到批准后由装修商将装修计划送北京市消防局审批（较大规模装修需到市质检站或市建委登记备案）。
（2）在一般情况下物业部审图的时间不超过3个工作日，但如果租户提交的图纸、图样不符合规范要求，则要求租户的装修商重新修改或补充。图纸的修改补充可能会导致时间的拖延，敬请租户注意。
（3）装修商将装修图纸、图样交物业部审批后还需送北京市消防局审批，同时还需送交装修使用的壁纸、地毯、纺织等物品的防火检测报告原件。
（4）租户所聘请的设计师或装修商应确保装修图纸设计、装修使用的设备设施符合政府有关部门及公用事业管理局的所有法定法规。即使装修图纸、图样获得业主代表的批准，但不保证有关当局能发出许可证或批准。
（5）装修计划得到上述部门批准后，装修商需支付装修押金、机电改造费用、装修期间电费和垃圾费等费用后方可办理施工申请。收费标准见附件1《与装修有关的收费标准》。

III. Decoration Guide
1． Examine and approve & relate expenditure
(1) The decoration company should submit the decoration plan and drawings to the property department after they has been examined on the Decoration Qualify Testify and Labor Business License by the business center department. Once they get the permission, the decoration company needs to send the decoration plan to the Beijing Fire-protection Bureau to get the permit (if the work is big enough, they should be putted on record to the City Quality and Examine Bureau and the City Construction Institute).
(2) In ordinary situation, the property department will finish their examination for the drawings in three working days, but if the drawing and the pattern which are provided by the tenant can not fit the regulation, the department will require the decoration company amend and supply the drawing again. The amend of the drawing will result in the delay of the time, all the tenants should pay enough attention to it.
(3) The decoration company should provide the drawings and patterns to the Beijing Fire-protection Bureau to examine and approve after the drawings and patterns have been examined by the property department, at the same time, the original fireproofing examine report about the wallpaper, the rug and the tissue which will be used in the decoration work should be submitted.
(4) The designer and the decoration company that is retained by the tenant should insure that the decoration drawing design, the facilities that will be used in the whole decoration procedure should fit all the regulations that are provided from the government, the relating departments and the public utility management bureau. Even if the decoration drawings and patterns have been permitted by the representatives of the landlord, that does not mean that they will be permitted by the relating authorities.
(5) After the decoration plan has been approved by the departments mentioned above, the decoration company should pay the decoration deposit, the mechanical and electrify reconstruction fee, the electricity fee during the decoration period and the garbage fee then they can process the construction application. The standard of fee should see the appended material “ the fee standard relating to the decoration”.
